Roof Leak Repair in Carson

A stain on the ceiling shows where the water ended up, not where it got in. We follow the leak back through the attic and decking to the failed flashing, cracked boot or worn underlayment. Then we repair that part and show you photos of what we found.

Find the entry point, then fix that part

Water rarely drips straight down. It slips in at a gap, runs along the underlayment or a rafter, and shows up on the drywall several feet away. That is why a dab of roofing cement above the stain so often fails by the next storm. Our leak repair starts in the attic with a flashlight and a moisture meter, then moves to the roof surface above the wet framing.

Most leaks come from a short list of parts: pipe boots with cracked rubber collars, step and counter flashing pulled loose at a wall, nails backed out of shingles, or underlayment under tile that has dried out and split. Long dry summers here do the slow damage, and the first real rain of the season is when it shows inside.

If the roof is near the end of its life and leaking in several places, we will say so. We explain when roof repair still makes sense and when roof replacement is the better use of your money.

What our leak repair covers

  1. 01

    Attic and decking check

We look at the underside of the sheathing for dark staining, soft spots and daylight around penetrations. That tells us how long the leak has been active and whether any plywood or skip sheathing needs replacing.

  2. 02

    Flashing reset or replaced

Step flashing at sidewalls, counter flashing at chimneys and apron flashing at the base of a wall are reset or replaced in metal. Sealant is a backup, not the fix.

  3. 03

    Pipe boots and vent collars

Plumbing vents, exhaust vents and flues get new boots or storm collars where the old ones have cracked or shrunk away from the pipe.

  4. 04

    Shingle, tile and low-slope sections

On asphalt shingle roofs we replace damaged shingles and renail. On tile roofs we lift the tile, repair the underlayment beneath and reset it. On flat sections we repair membrane seams and correct ponding at drains.

  5. 05

    Photos and a written note

You get photos of the entry point before and after the repair, plus a short note on anything else we saw that could leak later.

Signs water is getting into your home

  • A ceiling ring that grows

A brown ring that spreads after each rain is an active leak. A faded ring that never changes may be old, but it is worth confirming.

  • Musty smell in the attic

Damp insulation holds moisture for days. A matted, compressed patch often sits right under the entry point.

  • Peeling paint at the roofline

Water getting behind the drip edge or spilling from a clogged gutter soaks the fascia and the top of the wall. Our Gutters page covers that side of the problem.

  • Drips at a light or vent fan

Water follows wiring and ducts. Turn off that circuit at the panel until the leak is checked.

  • Granules in the downspout or cracked tiles

Heavy granule loss leaves shingles open to UV. A cracked tile lets rain reach underlayment that was never meant to take it directly.

What happens on a leak repair visit

  1. 1

Free inspection and tracing the water

We begin where the water appears indoors, then check the attic and climb onto the roof. When the source is hard to find, we hose the roof section by section while someone watches from the attic.

  2. 2

    Photos and a written estimate

Your free written estimate names the part that failed, the fix and the materials. If wind or a storm caused the leak, we work directly with your insurance claim and tell you what to document.

  3. 3

    The repair

Plants and walkways under the work area get covered. We remove material down to solid decking and rebuild in order: decking, underlayment, flashing, then shingle or tile. Most single-spot repairs are done in one visit.

  4. 4

Cleanup and a check after the next rain

Old boots, bent flashing and broken pieces go out in our truck, and we sweep beds, driveway and lawn edges for loose nails before leaving. After the next solid rain, look in the attic, and if anything seems damp, call us and we will come recheck the repair.

What sets the cost of fixing a leak

Fixing a leak might mean one pipe boot or rebuilding all the flashing around a chimney, so the price follows what we find. Each item is listed on your written estimate, so you know what you are paying for. Financing is available through Service Finance Company, subject to credit approval.

Where the water gets in
A cracked boot on an open slope goes quickly. Flashing tied into stucco at a sidewall or chimney means cutting the stucco back, setting new metal and patching the wall.
What the roof is made of
Tile has to be lifted, stacked and set back, with broken pieces matched. Shingles and low-slope membrane each need their own labor and materials.
Damage you can't see yet
When water has been coming in for more than a season, the decking may be soft or rotted and must be replaced before new layers go down.
Height and pitch
Second-story eaves and steep slopes need roof jacks, harness anchors and slower movement, and that setup adds hours to an otherwise identical repair.

Questions about fixing roof leaks

Can a leak be found on a dry day?

In most cases, yes. Water marks on rafters, stained sheathing and soft decking reveal the route, and the roof surface shows which part failed. For hard-to-find leaks we hose the roof one section at a time. Dry days are also the best time to open decking.

Fix the leak now, or wait for the new roof?

Fix it now if a new roof is more than a season off. Water sitting in decking and insulation moves into drywall and framing and drives up the final bill. If your roof is near the end, we say so and you decide.

Does homeowners insurance pay for a leaking roof?

That depends on what caused it. Sudden damage, such as wind tearing off shingles, is often covered, while age and wear often are not. We photograph what we find and work directly with your insurance claim, but the adjuster decides coverage.

Can't you just smear roofing cement on it?

Sun dries and cracks cement within a season or two, and it often ends up in the wrong place. A repair that lasts replaces the failed metal or rubber piece and overlaps each layer so water flows over it instead of beneath it.

When should I book a leak repair?

Late summer and early fall, ahead of the rainy season. Materials install well when it's dry, and you skip the rush that follows the first big storm. A free roof inspection during the dry months finds cracked boots and loose flashing before they start dripping.
